The future of oviedo
For the last three decades, Nelson & Company has worked with city officials on the redevelopment plan for Downtown Oviedo. This includes an elaborate vision for an urban town center that is walkable and connected, a mixed-use community that merges business with residents. Part of this plan involves the strategic re-routing of the current infrastructure. This will provide a safe commerce and living environment for the residents and visitors of Oviedo, and allow traffic to flow easily on the major roadways.

PRELIMINARY DESIGN CONCEPT
As part of the Geneva Drive Realignment Agreement, Nelson & Company (Evans family et. al.) purchased surrounding blocks of land to help facilitate a grid system in Oviedo’s infrastructure to ease the congestion of planned growth for historic Downtown Oviedo. In 2022, Nelson & Company submitted a complementary and comprehensive Mixed-use Design Concept Plan that focuses on connecting area parks and trail systems to encourage walkability and creating “a sense of place,” meaning a cohesive connection between the different building types. It includes a mix of multi-story residential buildings with retail on the ground floors, parking garages, and a hotel. The “Water Tower District” is a glimpse into bridging Oviedo’s agricultural past with a future city center full of vitality. The Preliminary Design Concept illustrated here represents 28 acres. Ownership of this land is equally divided between Arthur Evans of Nelson & Company, and David Evans of Evans Investments Limited. Though separate entities, they work cooperatively towards the overall redevelopment plan.
